STEP 3 ORDER A SET OF PRELIMINARY OR ARCHITECTURAL PLANS
We recommend that you sit down with your planning department, prior to ordering engineered plans from us.
STEP 3 OPTIONS
Option 1-Non-Residential Buildings with Floor Plans
If you are planning a non-residential building such as a shop, and only require a simple floor
plan layout for areas like a bathroom, washroom, or office, you may not need a full architectural
plan set.
Option 2-Residential Buildings-Full Plan Sets Required
If you need a full set of Architectural Plans—including floor plan, electrical, plumbing, and mechanical—and do not already have an architect, you can order them through our Architect for a steeply discounted price of $997. For comparison, most architectural or drafting firms typically charge between $3,500 and $7,000 for the same service.

Architectural Plan Process Overview
Once you order the Architectural Plan Set, we will work closely with you and our architect to design a customized floor plan for your residential steel building kit (Barndominium, Cabin, or Accessory Dwelling Unit).
After your floor plan has been completed to your specifications, we will provide you with a Preliminary Document Package to present to your local planning department for your initial meeting.
Your Preliminary Document Package will Include:
- Floor plan
- Preliminary building and foundation plan
- Rendering of your Residential Steel Building Kit
The primary goal of this initial planning department meeting is to receive preliminary approval for your project and leave with a clear list of requirements needed to move forward with your building permit application.
Key Items to Discuss at this Meeting Include:
- Setbacks – Can you build the structure where you want it on your property, or will adjustments be required?
- Licensed trades – Which portions of the project must be completed or signed off by licensed contractors (electrical, plumbing, mechanical, concrete, etc.)?
- Stamping requirements – If you already provide stamped and signed engineered plans for the building and foundation, will the planning department also require the architectural plan set to be stamped?
- Plan requirements – What specific details must be included in the architectural plan set (e.g., wall schedules, breaker box locations, detailed stair design, insulation specifications, etc.)?
Once You Have Obtained This List Of Requirements from Your Planning Department, We Can Move Forward to Step 4.
At that stage, you can order your engineered plans, and we will coordinate with your build team (electrician, plumbing contractor, HVAC contractor, insulation contractor, etc.) to complete your final Architectural Plan Set with all required details.
STEP 4
ORDER ENGINEERED PLANS
Our Engineers Are Approved in ALL 50 States
Engineered Plans require a 25% deposit.
Once the deposit is received, and we will work closely with the architect to generate the final set of Architectural Plans, and to make sure we have made all necessary adjustments to the placement of windows and doors. This ensures that your building is engineered smoothly and without any issues.
We will then send the building to Our Engineering Team to produce a Stamped and Signed set of plans, for both your Steel Building Kit and your Foundation
You can anticipate receiving your Digitally Stamped and Signed Plans within five to seven business days.
Additionally, our engineers will send you Hard Copies of the Signed Plans by mail.
STEP 5
Once you have obtained your Engineered Building Plans, and architectural plan, it's time to submit these documents to your planning department and building team.
