Architectural plan set

Architectural plans for your steel building project

For homes, cabins, ADUs and barndominiums that need a full plan set, our team works with you and an architect to prepare architectural plans for your Steel Eco-Kit, based on your requirements and property location.

You can use the plans to review your project with your local planning department and contracting team before you order engineered plans. Your local planning department decides on your permit; buying plans does not guarantee approval.

What you receive

The current plan set page lists the items below. We have grouped them by what they are and when they are supplied. The engineered building and foundation plans are a separate, later step.

In the architectural plan set

Architectural plans

Prepared for your property location and requirements. The current page lists a preliminary plan showing:

  • Front and rear elevations
  • Roof framing plan
  • Foundation plan

When your planning department requires a complete set, this can include floor plan, electrical, plumbing and mechanical drawings.

Preliminary construction package

Building layouts for your Eco-Kit

  • Overall dimensions for your Eco-Kit
  • Building layout plan
  • Main frame layout
  • Exterior wall frame layout
  • Roof framing layout
  • Front, rear and sidewall elevations
  • Exterior sheeting layouts
  • Concrete anchor details

The sample package is marked preliminary, not for construction. It is for reference alongside the engineered plans, which take precedence.

Supplied later, with engineering

Engineered building and foundation plans

Stamped and signed plans for your Steel Eco-Kit and its foundation are produced by the engineering team after you order engineered plans. They are not part of the architectural plan set.

How it works

  1. Share your requirements and property location

Tell us what you want to build and where. Ask your local planning department about its requirements, such as snow load, frost depth and wind speed.

  2. Floor plan development and revisions

Our team works with you and the architect to design a customized floor plan for your building. Revisions are included as described in your plan agreement.

  3. Review with your local planning department

When the floor plan is complete, we prepare a preliminary document package for your planning department meeting. It may include the floor plan, a preliminary building and foundation plan, and a rendering. Use the meeting to confirm setbacks, licensed trade requirements, stamping requirements, plan details and any other local requirements.

  4. Engineered plans and permit submission

Next, you order engineered building and foundation plans. An engineering deposit, about 30% of the building kit price on average, is required first; your project quote sets the exact amount. You then submit the engineered plans and, if your project needs it, the architectural plan set for permit review.

Who prepares the plans

  • The architectural plan set is prepared by an offshore architect who is not licensed in the United States.
  • These are design drawings. They are not the services of a locally licensed architect, and they are not stamped engineering.
  • The engineered building and foundation plans are stamped and signed by engineers in a separate step.
  • If your jurisdiction requires a licensed local architect or engineer to review or stamp plans, we can discuss options.

Your local officials decide what your project needs. Having one coordinated set of drawings, prepared for your Steel Eco-Kit and site, can help you get a clear list of requirements before you order engineered plans.

Kit assembly resources

The current page lists a step-by-step video installation guide and a time-lapse building set-up video. These are educational resources for assembling a kit, not plan-set sheets. Ask us how to access them.

What happens after the preliminary plans?

Each of these is a separate stage. Your local requirements decide the details.

  1. Local requirements

Confirm what your planning department needs for your site and building.

  2. Engineered plans

Order stamped and signed building and foundation plans.

  3. Permit review

Submit your documents. Your local authority decides on the permit.

  4. Foundation work

Your local contractor builds the physical foundation from the engineered foundation plans.

  5. Trades

Electricians, plumbers, HVAC, insulation and other trades complete their work.

  6. Interior construction

You or your contractors complete the interior.

What the kit covers

The kit does not include the built foundation, the finished interior, or the windows and doors. Door and window frames sized for your requirements are included.
